From April 2026, Making Tax Digital for Income Tax began applying to landlords and sole traders with income over £50,000 - dropping to £30,000 in 2027 and £20,000 in 2028. Hundreds of thousands of landlords now need proper, digital, quarterly record-keeping for the first time. Few bookkeepers specialise in property. That gap is the opportunity.
Landlord Accounting is built for exactly this: a specialist system for landlord bookkeeping, tax records and the working papers a landlord’s accountant needs. We are opening it up as a franchise so others can run their own landlord-accounting practice under the brand - from home, anywhere in the UK - with the whole system handed to them. This is an early, founding opportunity: you would be among the first franchisees, getting in as the network is built rather than years after everyone else.

Do the Maths Yourself
We will not put earnings promises in front of you - your income depends on the clients you win, and that is your effort. But the maths is simple, and the numbers are public.
Our own published rates are on the pricing page: from £19–£29 per property per month, plus one-off work. Take a client with a small portfolio, and it takes only a modest handful of clients to cover the £750 monthly licence. Every client beyond that is your margin.
Work it out against your own target: your expected number of clients × our rate card, less the flat licence. There is no percentage taken off the top - what you bill, less the licence, is yours.

Is there an upfront fee?
No. Most accountancy franchises charge £10,000 to £20,000 to start. We charge nothing upfront. You pay a simple monthly licence once you begin - nothing before.
Is there a lock-in or minimum term?
No. There is no tie-in. You can leave at any time by giving notice. We would rather you stay because the model works for you than because a contract traps you.
Do you take a percentage of what I earn?
No. Unlike most franchises, we take no royalty and no share of your turnover. You keep every pound you earn from your clients. The only thing you pay us is the flat monthly licence.
What does the monthly licence cost?
£750 a month for the first 18 months, then it drops to £595 a month ongoing - a flat fee, regardless of how much you earn.
Do I need to be a qualified accountant?
No. We train you, including in Xero and our landlord-specific bookkeeping method. You do need to be organised, professional, and willing to learn and to put the work in to win your own clients.
Will you find clients for me?
No, and we are straight about this: winning clients is your effort. We give you the brand, the website, the systems and the training - the tools to win and keep clients - but the work of building your client base is yours.
What do I actually get for the licence?
The Landlord Accounting brand; our full set of working papers, templates and calculators; the client-facing website and tools; complete training including our Accounting & Xero course and our landlord method; and ongoing support.
What is the training?
Structured training in bookkeeping and Xero, plus our landlord-specific systems - Section 24, property ledgers, completion-statement reconciliations, capital gains working papers, and the deliverables that make a landlord’s accountant’s job easy.
Do I get an exclusive area?
Not at this stage. The arrangement is non-exclusive - you can serve clients wherever you find them. As the network grows we may introduce area arrangements, but we do not tie you, or ourselves, to a territory now.
Who is this for, and who is it not for?
It suits an organised, self-motivated person who wants to build a real, recurring practice and is prepared to win their own clients. It is not for anyone looking for guaranteed income, leads handed to them, or a passive side project.
