Sheffield · Delivered RemotelyLandlord Bookkeeping in Sheffield

Remote, specialist property bookkeeping for Sheffield landlords - work with a specialist landlord-bookkeeper wherever you and your properties are. Sheffield is a strong-yield student and professional market, and we keep its records clear and reconciled for your accountant. Bookkeeping only; no tax advice. Current as at 12 September 2026.

Run by professional landlords with decades of experience of property and accounting for their own businesses.

A fully digital service - no in-person meetings needed

Landlord bookkeeping in Sheffield tends to revolve around two things: a big, reliable student market and some of the strongest rental yields in the North. Two universities feed steady demand. Landlords here run student HMOs around Broomhall and Crookes, city-centre flats, and higher-yield terraces across the wider city. The numbers can be very good - which makes keeping the records straight worth the effort.

We are not a Sheffield firm on your doorstep. We are a specialist landlord-bookkeeping service that works with Sheffield landlords remotely. However your records are kept today - bank feeds, agent portals, spreadsheets or paper - we pull them into one clear, reconciled set of schedules, one per property and per tax year. Bookkeeping and documentation, plus optional personal Self Assessment filing; we do not give tax advice or file company returns.

LOCAL CONTEXT

Sheffield: A Student-Belt Licensing Market

Sheffield takes a more targeted approach to licensing than some cities. Rather than running a citywide selective scheme, it concentrates its additional HMO licensing on the student neighbourhoods. As at 2026, the broad picture is this - licensing schemes and boundaries change, so always check the current position for a specific property:

Additional HMO licensing, focused on the student belt. Sheffield concentrates additional HMO licensing on the student-heavy areas - Broomhall, Crookesmoor, Crookes and parts of the city centre - so smaller shared houses in those areas can need a licence on top of the national mandatory scheme. The council has also been piloting and exploring wider, potentially citywide licensing, so coverage may grow. In practice, whether a Sheffield property is licensed depends heavily on exactly where it is.

Mandatory HMO licensing

The national rule: any home let to 5+ people from 2+ households needs one, anywhere in the city - one more licence and fee to keep on record.

Student areas

Two universities - the University of Sheffield and Sheffield Hallam - with student demand focused on Broomhall, Crookes, Crookesmoor and around Ecclesall Road (S10).

Higher-yield terraces

Sheffield is known for strong rental yields at accessible prices. Think terraces and family lets across the wider city, often held in growing portfolios.

Because licensing here is area-specific and expanding, it pays to keep clean records that show exactly which property carries which cost. Each licence fee is logged against the property it belongs to, so it never gets lost. We keep the records - we do not advise on licensing or planning, and the details above are for general context only. For the rules and fees that apply to a specific property, always check the current position with Sheffield City Council or your professional adviser.

QUESTIONS

Sheffield Landlords: Your Questions

Are you based in Sheffield?

No - we are a specialist landlord-bookkeeping service that works with landlords across the UK, and Sheffield is a busy, high-yield rental market we support. Everything is handled digitally, so distance makes no difference: your Sheffield properties are handled just as if they were next door, with no need to meet.

My student HMOs are in Broomhall and Crookes. Do I need to think about licensing?

Sheffield focuses its additional HMO licensing on the student-belt areas - Broomhall, Crookesmoor, Crookes and parts of the city centre - so smaller shared houses there often need a licence on top of the national mandatory scheme. We record each licence fee against the right property and keep clear, per-property schedules. We keep the bookkeeping; we do not apply for licences or give licensing advice.

Do you support student HMOs near the universities?

Yes. Sheffield has two universities, the University of Sheffield and Sheffield Hallam, and a large, reliable student market. Student HMOs have their own bookkeeping quirks - rent per room, the academic year cutting across the tax year, and higher transaction volumes - and we keep those clear, room by room and property by property.

Do you file tax returns or give tax advice?

For landlords who own personally, we can prepare and file your Self Assessment return (from £150). For a company, the corporation tax return (CT600) is prepared and filed by your own accountant. Tax advice itself we leave to a qualified tax adviser. Everything is built on the records we produce.

How do we work together if we never meet?

It all runs digitally and securely. You get your records to us however is easiest, and we hand back clean, reconciled schedules, one set per property and tax year. It makes no difference whether your properties are in the S10 student streets, the city centre, or the higher-yield terraces further out.

Where can I see your fees?

Fees are published separately on our Pricing page. This page does not show pricing.
