Your accountant can keep your books too - but at accountant rates. We keep them to the same standard for less, and hand your accountant a finished pack, so their fee drops. Your records also stand up if HMRC asks questions.
This does not change our monthly fee. If you own personally, we can also prepare and file your Self Assessment return for a flat £150. If you own through a company, the CT600 is filed by your own accountant — the estimate reflects that.

The monthly fee
How much does landlord bookkeeping cost with you?
From £19 to £29 per property per month depending on how many properties you have, with a minimum of £99 a month. That covers monthly bookkeeping, bank and agent reconciliation, MTD quarterly packs and the year-end handover pack. There is no VAT to add. The calculator on this page gives you the exact figure for your portfolio in under a minute.
Is VAT added to your fees?
No. Landlord Accounting is not VAT registered, so every figure on this page is the amount you pay - the price is the price. If that ever changes, this page will say so before it applies to you.
What is not included in the monthly fee?
Company corporation tax (CT600) filing stays with your own accountant. For landlords who own personally, we can prepare and file your Self Assessment return for a flat £150 (no VAT, whatever the property count). We produce the working papers - property ledgers, reconciliations, the SA105 or company accounts pack - to file ourselves for personal clients, or to hand to your accountant for a company. The quote shows an all-in estimate.
What counts as a property?
One address with its own rent ledger. A house in multiple occupation let by the room is one property. A block let as separate flats is one property per flat. A commercial unit is one property. If you are unsure, the written scope settles it before any fee applies.
Why is there a minimum?
Because the service is built for landlords with a portfolio to keep records for. With one property there is little bookkeeping to do and a filing accountant on their own is often the better buy. The minimum of £99 a month keeps the service viable and is honest about who it suits.
Why does the per-property rate fall as the portfolio grows, and can adding a property ever reduce my fee?
The rate falls because much of the work is per portfolio, not per property: the bank feeds, the schedule, the quarterly packs. Adding a property can never reduce your fee. At a tier boundary the fee is held at the ceiling of the tier below until the new rate passes it. Ten properties at £24 is £240 a month. Eleven at £19 would be £209, so eleven is held at £240. The Portfolio rate takes over from thirteen.
Do you charge for onboarding?
£125 per property, capped at £500 however many properties you have. Onboarding is the work of building your ledgers, matching your opening balances and setting up the schedule. It is charged once.
One-off work
What does catch-up bookkeeping cost?
£35 per property for each month of backlog, capped at £280 per property. So six months behind on four properties is £840; two years behind is still £280 per property. We tell you the figure before we start.
How much is the capital gains working-paper pack?
£345 for a single owner, £445 for joint owners. You receive the full computation: base cost, improvements, costs of disposal, reliefs and the rate your gain falls in. You also receive the disposal journal. Your accountant files from the pack. Filing the 60-day return itself is not included.
What is a completion-statement reconciliation?
Every line of your solicitor’s completion statement, posted once and analysed once. It is proved, then turned into the journal your books need. It covers a purchase, a remortgage or a sale. £195 per event. Our free reconciliation tool shows the output; this is the same work done for you and signed.
What does HMRC evidence collation cover?
When HMRC writes, they ask for records: rent ledgers, bank statements, tenancy agreements, expense evidence, by property and by year. We assemble and index them so your adviser can respond from a complete file. £395 to start, then £95 per property per tax year. We do not correspond with HMRC or give tax advice - our sister business Landlord Tax Enquiry does that.
Working with us
How do you bill, and how do I leave?
Monthly in advance, by standing order or Direct Debit. The agreement rolls month to month with thirty days’ notice on either side. Add a property and the fee changes from the next month. Sell one and it falls from the next month. Your working papers are yours to take.
How and when do prices change?
This rate card was reviewed on 11 September 2026. It is reviewed once a year. Any change is given in writing with sixty days’ notice before it applies to you. A written scope fixes your fee for its term. Nothing changes inside it without your agreement.
Can you fix the price?
Yes. Every engagement starts with a written scope, and the fee in it is the fee. Anything outside the scope is agreed in writing before it is done. The figure this page gives you is indicative; the scope confirms it.
How quickly can you start?
Usually within three to five working days of having bank access, agent statements and your documents. Catch-up work is scheduled once we have seen the backlog.
Is my information saved or sent anywhere?
Nothing leaves your browser. The calculator runs on this page and the Excel and PDF quotes are built on your device. “Remember on this device” is off unless you switch it on, and stores the figures in your own browser only.
