Leeds: A Heavily Licensed Market

Mandatory HMO licensing

Selective licensing

Expanded in early 2026 to around 12,500 properties across parts of Armley, Beeston, Harehills, Hunslet and other wards - catching ordinary single-lets, at roughly £1,100 per licence at the time of writing.

Article 4 (student belt)

In Headingley, Hyde Park, Burley and Chapel Allerton (LS4/LS6), new small HMOs need planning permission - part of what shapes the student-let market.

More licences mean more fees and more documents to reconcile. We record each one against the right property and keep the schedules clear. We keep the records - we do not advise on licensing or planning, and the figures above are for general context only. Do you file tax returns or give tax advice?

For landlords who own personally, we can prepare and file your Self Assessment return (from £150). For a company, the corporation tax return (CT600) is prepared and filed by your own accountant. Tax advice itself we leave to a qualified tax adviser. Everything is built on the records we produce.

How do we work together if we never meet?

It all runs digitally and securely. You pass your records to us in whatever form you have them; we return tidy, reconciled schedules split by property and tax year. That works the same whether your properties sit in the LS6 student belt, a city-centre block, or the value postcodes further out.
