Landlord bookkeeping in Liverpool has its own shape. Liverpool has a large private rented sector, three universities and one of the biggest student markets in the North West - and a licensing regime that touches most of the city. Landlords here run everything from waterfront and city-centre flats to student houses around Kensington and Edge Hill, and terraces across the inner wards.

We are not a Liverpool firm on your doorstep. We are a specialist landlord-bookkeeping service that works with Liverpool landlords remotely. However your records are kept today - bank feeds, agent portals, spreadsheets or paper - we pull them into one clear, reconciled set of schedules, one per property and per tax year. Bookkeeping and documentation, plus optional personal Self Assessment filing; we do not give tax advice or file company returns.

LOCAL CONTEXT

Liverpool: A Licence-Heavy Market

What makes Liverpool different from most cities is the sheer reach of its selective licensing. As at 2026, the picture is broadly this - licensing schemes and boundaries change, so always check the current position for a specific property:

Selective licensing. Liverpool runs one of the largest selective licensing schemes in England. The current scheme (designated for a five-year term to 2027) covers a large share of the city’s private rented homes across many wards - and it catches ordinary single-lets, not just HMOs, each needing its own licence and fee. The council has been consulting on extending selective licensing further from 2027. In practice, most Liverpool landlords have at least one licence fee to track per property.

Mandatory HMO licensing

Applies citywide to larger shared houses (5+ occupants from 2+ households), under the national scheme - a separate licence and fee to record.

Student areas

Around 70,000 students across the University of Liverpool, LJMU and Liverpool Hope - Kensington, Edge Hill and Toxteth carry big student-let markets.

Waterfront & regeneration

City-centre and dock developments, the Baltic Triangle and the Knowledge Quarter - apartments with service charges and ground rents to track.

With most Liverpool lets carrying a licence, there are more fees and more paperwork to keep on top of. Each licence fee is logged against the property it belongs to, so it never gets lost in the mix. We keep the records - we do not advise on licensing or planning, and the details above are for general context only. For the rules and fees that apply to a specific property, always check the current position with Liverpool City Council or your professional adviser.

QUESTIONS

Liverpool Landlords: Your Questions

Are you based in Liverpool?

No - we are a specialist landlord-bookkeeping service that works with landlords across the UK, and Liverpool is one of the busiest and most licensed rental markets we support. Everything is handled digitally, so distance makes no difference: your Liverpool properties are handled just as if they were next door, with no need to meet.

Most of my Liverpool properties need a selective licence. Can you keep the records straight?

Yes. Liverpool runs one of England’s largest selective licensing schemes, covering a big share of the city’s private rented homes - so most ordinary lets, not just HMOs, carry a licence and a fee. We record every licence fee against the right property and keep clear, per-property schedules. We keep the bookkeeping; we do not apply for licences or give licensing advice.

Do you support student HMOs near the universities?

Yes. Liverpool has around 70,000 students across the University of Liverpool, LJMU and Liverpool Hope, and student areas such as Kensington and Edge Hill are a big part of the market. Student HMOs bring their own bookkeeping quirks - rent per room, the academic year cutting across the tax year, and higher transaction volumes - and we keep those records clear, room by room and property by property.

Do you file tax returns or give tax advice?

For landlords who own personally, we can prepare and file your Self Assessment return (from £150). For a company, the corporation tax return (CT600) is prepared and filed by your own accountant. Tax advice itself we leave to a qualified tax adviser. Everything is built on the records we produce.

How do we work together if we never meet?

It all runs digitally and securely. Send us your records in whatever form you have them, and we return tidy, reconciled schedules split by property and tax year. That works the same whether your properties are on the waterfront, in the L8 terraces, or out towards the suburbs.

Where can I see your fees?

Fees are published separately on our Pricing page. This page does not show pricing.
